Is Property a good investment?

Property Investing has two cycles: the leasing market cycle and the investment market cycle. The leasing market consists of the market for properties needed for rent. As with most markets, conditions of the leasing market are dictated by the supply side, which is the amount of space available and the demand side, which is the amount of properties required by tenants. If demand for space increases, then vacancies will decrease, and the resulting scarcity of space will cause an increase in market rents.

Estimates put the need for additional housing in England at between 232,000 to 300,000 new units per year, a level not reached since the late 1970s and two to three times current supply.  In short, the demand for rental properties is on the rise.  Blackbridge Properties Ltd investing strategy consists of obtaining properties which provide cashflow from day 1 with a long-term strategy of capital gains. This dual strategy protects our investments should there be fluctuations in market conditions.

Additonally, each of our property investments as a miniumum of two exit strategies. We also stress test across variable interest rates to ensure we safeguard our investments under the most dramatic economic conditions.

Q : How can you offer such high returns?

A: Our profits are gained thorugh rental income and with the supply of UK housing falling further behind  demand, the need for rental properties increases every year. As demand grows, and supply falls, our rental profits improve year on year.

Q : Is investing in property a good investment if inflation is low?

A: It’s not so much the absolute capital growth that is important, but rather the growth relative to inflation. With capital growth historically averaging between 2% and 4% over and above inflation, even if inflation were to fall, we would still expect property to perform at this level above inflation.

Q : How much do I need to invest?

A: We consider investments of £50k or more and can offer returns of betwen 6-12% depending on how a particular property investment stacks. For first time investors we can consider a minimum investment of 25k, get in touch to disucuss our current opportunities.
